Application Screening Criteria

Application Screening Criteria

 

1.A credit report will be completed on all applicants over 18. The applicant must have at least 5 lines of paid as agreed credit and no negative credit. Negative credit may be cause for denial however all are case by case.

 

2.Two (2) years positive, unbiased landlord or mortgage history is required. A positive reference shall include: rent/mortgage paid as agreed, no damage by tenant to property, proper notice given to vacate, no complaints from landlord or neighbors, and the landlord or agent would re-rent. A negative reference will result in denial of the application.

 

3.Total gross monthly income shall be equal to or greater than two (2) times stated rent.

 

4.A search may be conducted of public records to determine whether the applicant or any proposed tenant has been convicted of any crime. A conviction, guilty plea or no contest plea for any felony, or any misdemeanor involving theft, dishonesty, assault, intimidation, prostitution, drug-related or weapons charges, obscenity and related violations, sex crimes and/or child sex crimes shall be the grounds for the denial of the rental application.

 

5.Additional security deposit may only be used to cure one of the above requirements and only in certain circumstances.

 

6.Properties will be held a maximum of 15 days from approval of application. Rent will be charged on the 16 day.

 

7.Residential qualifying criteria are subject to change at the owner's discretion and without notice.

 

We Require:

 

A fully completed Residential Lease Application for each occupant over 18 years of age.

 

Agreement for Application Deposit and Hold on Property, if you are not approved the application deposit will be returned.

 

Complete Authorization to Release Information.

 

Photo I.D.

 

Signed Lead Based Paint form. (if required)

 

Appropriate Application Fee(s) and Deposit(s).
